Magnolia, Texas is not waiting for growth to come to it. The kind of development breaking ground at Audubon right now is exactly why.

On March 10, 2025, Anchor Construction broke ground on Audubon Place Retail Center, a 30,000-square-foot, two-story retail and dining destination that forms the commercial core of RASHA at Audubon, XAG Group's mixed-use development within the 3,000-acre Audubon master-planned community.

In this post, I want to walk through what is being built, why the combination of multifamily and retail in a master-planned community creates something more durable than either on its own, and what execution looks like on a project where two major construction phases have to land simultaneously.

Anchor Construction is the general contractor for the 30,000 SF Audubon Place Retail Center in Magnolia, TX - a two-story mixed-use retail and dining development within XAG Group's RASHA at Audubon project. Located at 39899 Mill Creek Road within Sam Yager's 3,000-acre Audubon master-planned community, the retail center is connected to a 326-unit Class A multifamily community through pedestrian walkways and follows Audubon's Celebrate the Space design concept.

TL;DR

  • Project: Audubon Place Retail Center - 30,000 SF, two-story retail + dining at 39899 Mill Creek Rd, Magnolia TX
  • Developer: XAG Group (CEO Nathalia Naipaul) | GC: Anchor Construction | Community: 3,000-acre Audubon by Sam Yager Inc.
  • Adjacent to RASHA at Audubon: 326-unit Class A multifamily - connected by pedestrian walkways
  • Design concept: Celebrate the Space - pedestrian-friendly, outdoor-oriented, restaurant and specialty retail mix
  • Retail center targeted Q4 2025 completion | Multifamily targeted Q4 2026

What Is Being Built at RASHA at Audubon?

The RASHA at Audubon development is a two-part project on 20 acres within Audubon - one of the largest master-planned communities in Montgomery County. Phase one is the retail: Audubon Place Retail Center, a 30,000-square-foot, two-story building designed for a mix of specialty stores and restaurants within a pedestrian-friendly outdoor setting.

Phase two is the residential: RASHA at Audubon, 326 units of Class A multifamily across seven garden-style buildings, including a 15,000-square-foot clubhouse, air-conditioned corridors, a pool, EV charging stations, and a dog park. The two phases are connected through natural walkways that link the residential amenities to the retail center.

The retail center follows Audubon developer Sam Yager's Celebrate the Space concept, a design philosophy centered on creating destinations that residents want to walk to, not just drive through. That distinction matters for how the center is designed, tenanted, and operated.

What makes this project different from a standalone retail build is the built-in demand. For more context on how mixed-use retail development is performing across Texas, the data shows that retail adjacent to multifamily consistently outperforms isolated strip centers on occupancy and tenant retention.

Why Does Mixed-Use Retail Work Better Inside a Master-Planned Community?

The logic is straightforward: retail inside a master-planned community starts with a customer base already on-site. The 326 households at RASHA at Audubon represent built-in foot traffic from day one, people who will walk to the retail center for coffee, lunch, and dinner before a single external customer shows up.

That is a fundamentally different risk profile than freestanding retail that has to build its customer base from scratch. And in a master-planned community with Audubon's scale 5,000 planned single-family homes, 2,600 multifamily units, and 550 acres of mixed-use across seven districts, the addressable customer base grows every quarter as the surrounding community fills in.

For brands evaluating Texas locations, that combination of guaranteed early traffic and long-term demand growth is exactly the signal they look for. XAG Group's CEO Nathalia Naipaul called the groundbreaking a testament to the team's commitment to creating a thriving mixed-use environment - and the tenant economics support that framing.

The suburban markets northwest of Houston - Magnolia, Cypress, The Woodlands, and Conroe, are seeing some of the fastest retail absorption rates in the state. That is the same pattern driving restaurant and retail construction across Houston's suburban corridors.

What Does It Take to Execute Retail and Multifamily Simultaneously?

Running two major construction phases in the same community at the same time is not uncommon in master-planned development, but it requires a level of coordination that standalone projects do not demand. Here is what that looks like in practice:

1. Site logistics coordination - when a retail build and a multifamily build are running in parallel on adjacent parcels, the sequencing of deliveries, crane operations, and subcontractor access has to be planned at the site level, not just the building level. Conflicts in the construction zone become schedule problems for both phases.

2. Utility and infrastructure alignment - the retail center and the multifamily community share infrastructure - utilities, drainage, pedestrian connections. Those shared systems have to be designed and installed in coordination so that neither phase creates a conflict for the other.

3. Pedestrian connection timing - the walkways that connect RASHA at Audubon to Audubon Place Retail Center are a core feature of the project's design intent. Getting those connections in place at the right point in the construction sequence, not too early that they get damaged by ongoing work, not too late that they delay occupancy, requires careful scheduling.

4. Tenant coordination for retail - retail tenants do their own build-out inside the shell. Coordinating shell delivery timing with tenant improvement schedules, across multiple tenants with different lead times and contractors, is one of the most complex elements of a retail project.

At Anchor, this is the work we focus on before the first shovel goes in. For a deeper look at what pre-construction discipline looks like on retail projects - and how it prevents the change orders and schedule slippage that derail complex builds - we cover it in detail.

What Does This Project Signal for Magnolia and Northwest Houston?

Magnolia sits at the intersection of State Highway 249 and FM 1488 - a location that puts it within reach of The Woodlands, Cypress, IAH Airport, and College Station. That geography has made it a destination for families and young professionals who want the space and value of a suburban community without the isolation that older suburbs offered.

The Audubon master-planned community is one of the clearest expressions of where that market is heading. With 5,000 planned single-family homes, 2,600 multifamily units, a 706-acre park system linking 19 parks and seven nature trails, and 550 acres of mixed-use, Audubon is not a subdivision - it is a city within a city.

RASHA at Audubon, and the retail center that anchors it, is part of that larger vision. When XAG Group broke ground, they were not just building 30,000 square feet of retail. They were establishing the commercial core of a neighborhood that will serve tens of thousands of residents as the surrounding community continues to fill in.

This is the same pattern we are seeing across Houston's fastest-growing suburbs - from Magnolia to Manvel to League City and beyond. The projects that perform best are the ones that understand the community they are building for, not just the square footage they are delivering.
